Acquisition and Restructuring with Real Lasting Results
Just People Inc., a non-profit service provider, was locked into a lease agreement that was above market rates. Their office building was inadequate due to limitation of the floorplan and lack of space for growth. The existing landlord did not align with their charitable mission to provide HCBS services to I/DD members and families.
Just People, a non-profit organization, experienced a 25% increase in lease payments and expenses for its headquarters and community center caused by an escalating rent schedule. After failed attempts to renegotiate with Landlord, Nurture Capital located a off-market building to acquire in the same area with nearly double the space.
With an innovative acquisition strategy, we were able to keep a few current tenants in the building and move Just People into a larger space. The re-modelled floorplan added capacity in key departments while offering more amenities. The rental income received from the current tenant-base paid for nearly all of the mortgage and monthly expenses, saving Just People close to $16,000 dollars per month.
