Co-development Produce Significant Cost Savings and Solid Foundation
Beckel Inc, a private non-profit asset management company, was facing two dilemmas: increase demand for more housing and an aging population of existing members needing supportive housing. In the wake of increasing development costs, Beckel decided to engage us to rethink their residential housing plans and prepare a strategy that would meet budgetary constraints and objectives.
The new residential campus would introduce the first designed concept offering both independent and supportive living housing options. The campus also provided a lot more amenities, including a commercial kitchen and dining hall for residents. The entire site was located on a 22-acre parcel with plenty of greenspace and areas for outside activities, including biking, gardening, sports, and social gatherings.
Nurture Capital partnered with Beckel, taking over development and capital planning of the project. The combined efforts resulted in tremendous annual cost savings over traditional commercial lending utilizing government guarantees and private foundation grants. The $20.4M dollar project was able to retain property tax exemption benefits and to leverage local, eligible cost saving programs.
